Phoenix has embarked upon a mission to change how the construction works happen at site. The first mission is to outsource maximum work from the site to factory such that higher productivity, quality and dependencies on site & labour can be reduced. This has been substantially achieved by resorting to Structural Steel buildings where is maximum value creation (approximately 85%) happens at the factory. The more value creation happens outside the site, lesser will be the possibility of delays and dependencies on site based labour which are unreliable and inconsistent.

The next mission is to mechanise maximum operations at site using modern tools and tackles. Phoenix has already moved on to construction of the cores using slip form materials and boom placers which requires much lesser labour compared to conventional RCC cores and the speed of construction is very good. With core and structure being optimised in terms of speed and quality, the remaining area to be focussed is other NSC packages and site based PMVs.

In case of PMVs, Phoenix has adopted imported luffing cranes as preferred option as it gives the flexibility of operations when multiple cranes need to be set up for quicker construction of the structure. Much of the MEP packages equipment are pre-assembled and brought to site at knocked down condition. This is possible due to combining all the critical packages under one vendor.

In case of high-volume work such as brick masonry walls and finishes, Phoenix is in the process of procuring prefabricated materials such that it can be produced at the factory and brough to site for assembly. Similar strategy is being explored for retaining walls (prefabricated panels), staircases etc.

This leaves the last and critical component viz. using modern tools and tackles for labour intensive operations. As of now there is limited success in getting the Contractors to agree for investing and deployment of modern tools and tackles. While it makes absolute sense to increase the productivity of labour by increasing their output per day using modern tools and tackles, there is resistance by the Contractors due to additional capex and amortisation of cost. Going forward the Commercial Department in consultation with the PMO &GM office should draw out list and type of tools and tackles to be used in a project and include the same as part of the Contract
