7.16. Green Building Certification Process

Among several initiative by Phoenix sustainability has become a culture and Go Green  as “ way of life in built environments ” at Phoenix. Phoenix has pioneered in several “ first in industry”  not budging on cost which paved way to more adaptation in industry as sustainable approach. Few to mention, composite Steel structures (Cradle to Cradle materials) and Precast structures and several construction materials as green.

Among various certifications Phoenix choose to adapt to IGBC ratings for developments.

Phoenix have become Founder member of IGBC (Indian Green Building Council) in 2019 and committed voluntarily to develop spaces with highest standards of Platinum Rating as part of IGBC Green New Buildings rating system®. As founder member in IGBC, design management function as part of PMO conducted extensive workshops and brainstorming sessions with sustainability consultants to arrive on possible common design and execution strategies across all developments.

Phoenix PMO initiated the process of standardisation and created a healthy platform for all consultants and stake holders to discuss and arrive common consensus as standard approach for Phoenix. Phoenix requested IGBC leadership team and counsellors in evaluating strategies to have advantage of Birds eye view on various projects in industry and material data base . This helped creating “Phoenix Approach” as standard across projects.

Recently Indian green Building council recognised efforts by Phoenix towards sustainable developments and felicitated with 'Developer leading the green building movement in India (commercial) ' for year 2020 -2021. This has further added moral responsibility on Phoenix.

Green New buildings can have tremendous benefits, both tangible and intangible. The most tangible benefits are the reduction in water and energy consumption right from day one of occupancy. The energy savings could range from 20 - 30 % and water savings around 30 - 50%. The intangible benefits of green new buildings include enhanced air quality, excellent daylighting, health & well-being of the occupants, safety benefits and conservation of scarce national resources.

The IGBC Green New Buildings rating system® is evolved to be comprehensive and at the same time user-friendly. Overall evaluation is carried out in two approaches as below.

Some of salient features are as below.

  • Integrated design approach
  • Encourage use Green products from extract to disposal.
  • Encourage passive Architecture.
  • Energy conservation
  • Water Conservation
  • IGBC Green New Buildings rating system is broadly classified into two types:

  • Owner-occupied buildings are those wherein 51% or more of the building’s built-up area is occupied by the owner.
  • Tenant-occupied buildings are those wherein 51% or more of the building’s built-up area is occupied by the tenants.
  • The green building rating system check list, pre-certification & certification processes and other guidelines of IGBC rating systems are given in Appendix 25.1 and Appendix 25.2
